The process

From first call to keys

Every purchase is different, but most follow these six steps. I'll walk you through each one.

01
Get to know you

A call or coffee to talk about what you need, where you want to live and what you want to spend.

02
Get pre-approved

A mortgage pre-approval tells you your real budget and shows sellers you're serious. I can connect you with lenders I trust.

03
Search and view

I set up searches that match your list, book viewings and tell you honestly what I see in each home.

04
Make an offer

We look at comparable sales together, decide on price and conditions, and I negotiate on your behalf.

05
Clear conditions

Home inspection, financing and anything else in your offer. I coordinate the people and the deadlines.

06
Close and move in

Your lawyer handles the paperwork and the funds. I make sure nothing slips, and then you get your keys.

Good to know

Buying in the HRM

Closing costs

Budget for legal fees, an inspection and Halifax's deed transfer tax on top of your down payment. I'll help you estimate the total before you offer.

First-time buyers

Federal programs can help first-time buyers with a down payment. Ask me and your lender which ones apply to you.

Competitive markets

Some homes draw several offers. We'll decide ahead of time how far you're willing to go, so you never feel rushed.
